Project Description

Thomas Consulting Ltd were appointed by National Care Group to provided Structural Design and Principal Designer (PD) services, working alongside Architects, JMP. The project involves re-roofing works, reinforced concrete (RC) lintel and string beam repairs/ replacement and replacement of existing windows to the existing attached properties of 41 & 43 Regent Road.

The Client confirmed during the early stages of the pre-construction planning process that the Building would remain in use throughout the course of the works and this was communicated in the pre-construction information pack to the Principal Contractor (PC), Connolly Ltd. Access to bedrooms for window and lintel replacement/ RC string beam repairs was inevitable requiring the contractor to Phase and Plan the works to programme room vacation.

The site is situated on a busy street in the Hanley area of Stoke City. As care home operations were to continue throughout the course of the works, the Client wished to maintain part of the existing car park, accessed off Regent Rd. Accordingly, access to the site and the contactor’s compound was restricted by the Client to a side road off Regent Rd (Ephraim St). The side street also provides access to businesses to the rear of the site including a Cash and Carry. Whilst parking on Ephraim St is restricted by double yellow lines, nonetheless visibility from Ephraim St to Regent Rd is limited, aggravating deliveries and visitors to the site.

The problems associated with the live site plus issues with site wide elements were communicated to the PC communicated in the pre-construction information. The PC prepared a Construction Phase plan and issued this to TCL for approval. The Plan was checked by TCL as PD and suitability reported to the Client.
